W. P. Carey's dividend now beats Treasuries by one point. Is that enough to own it?

Nothing in the quarter got worse: cash earnings up 6.4%, guidance raised twice, dividend lifted. The stock still lost 16% in three months. The competition for your money changed, and the model has already priced it.

THE REPORT IN 3 POINTS

  • 01The $0.09 EPS miss came from a $35.8m paper loss on Lineage shares, while cash AFFO rose 6.4% to $1.33.
  • 02At $63.49 the stock sits 2.5% below FPI fair value of $65.05, or 12.1x the $5.26 AFFO guidance midpoint.
  • 03The $3.80 dividend yields 6.0%, just one point above the 10-year Treasury, which hit 5.00% on 15 September 2026.

The $0.09 earnings miss is a $35.8 million paper loss on Lineage shares

W. P. Carey ($WPC) reported earnings per share of $0.61 for the quarter to September 2026 against a $0.70 estimate, a 12.9% miss on paper. The gap comes from an accounting line, not from the properties: net income carried a $35.8 million unrealized mark-to-market loss on the company's shares in Lineage, about $0.15 per share on 231.7 million diluted shares. Net income was flat at $141.0 million on a share count up 4.8% in a year, so the per-share figure fell.

The cash measure that matters for a landlord went the other way. Adjusted funds from operations (AFFO - rental cash profit before depreciation and paper gains) rose 6.4% to $1.33 per share, revenue rose 8.6% to $468.3 million against a $457.6 million estimate, 2026 AFFO guidance was raised a second time to $5.23-5.29, and the quarterly dividend went up to $0.95, a $3.80 annual rate.

W. P. Carey beat the EPS estimate in 5 of the last 8 quarters. Price reaction is the move on the trading day after the results.

A 6% dividend against a 5% Treasury: the spread shrank to one point

The $3.80 dividend is 6.0% of the $63.49 share price. The 10-year Treasury yield reached 5.00% on 15 September 2026, its highest level since 2007, and still sat at 4.995% on 27 October 2026, against a 12-month average of 4.45%. A government bond with no tenant risk now pays one percentage point less than this stock, not two. That is why the shares fell 16% in the three months to 27 October 2026 while the S&P 500 gained 4%, sit 27% below their peak and 10% under the 200-day average of $70.91.

The quarter shows the cost of 5% money in the company's own accounts. On 29 July 2026 it repaid $350 million of 4.25% notes with $350 million of new 5.20% notes due 2036; quarterly interest expense rose to $80.4 million from $75.2 million. Deal volume collapsed to $181.9 million in the third quarter from $706.5 million in the second - a 74% drop, because property sellers had not yet cut their prices to match dearer debt. A further $143.2 million closed after 30 September and $95.2 million of commitments land in the fourth quarter, enough to reach the $1.8-2.1 billion full-year range.

Fair value $65.05: about 12x AFFO is what the model pays when bonds yield 5%

The FPI fair value is $65.05, so at $63.49 the stock trades 2.5% below it - fair, not cheap. On the $5.26 guidance midpoint the price is 12.1x AFFO and the fair value 12.4x. For a REIT, AFFO is the right denominator because depreciation makes the 22.2x P/E meaningless, as the guide to valuing REITs explains.

What lifts a discounted cash flow here is the cash: a free cash flow yield of 7.48% (cash generated per dollar of share price) against an industry median of 6.59%, 2.6% built-in rent growth and 98.6% occupancy. What caps it is the rate and the peers. A 5% risk-free yield raises the discount rate applied to every future rent cheque; return on invested capital of 3.4% sits below the 3.7% industry median; and on EV/EBITDA the stock is already dearer than its peer group - 16.8x against 16.1x for diversified REITs, 12.7x for Realty Income and 14.8x for National Retail Properties. EV/EBITDA has already fallen from 18.8x at the end of 2021 and price to free cash flow from 18.5x to 13.4x: the model sees a stock de-rated to the new rate world, not a mispriced one.

Over the 120 days to October 28, 2026 the share price went from $71.50 to $63.09 (−11.8%) and the FPI fair value from $82.65 to $65.05 (−21.3%). The gap moved from 15.6% below fair value to 3.1% below.

Street vs model: the $76 median needs 14.4x AFFO, the model stops at 12.4x

Wall Street's consensus is hold - 0 strong buy, 8 buy, 12 hold, 1 sell. Price targets run from $68 to $88 with a $76 median and a $78 mean, 19.7% and 22.9% above the price and 16.8% and 19.9% above the FPI fair value. The direction is down: Scotiabank cut from $76 on 17 September 2026 to $68 on 24 September, Wells Fargo set $73 on 19 October and Barclays $76 on 20 October. The average of targets issued in the past month, $74.50, is below the quarter's $75.89. Jefferies and Benchmark both initiated at Buy on 22 September 2026, and Exane BNP Paribas upgraded to Outperform on 29 July.

The gap is a multiple argument. A $76 target on $5.26 of AFFO is 14.4x, the kind of multiple net lease REITs commanded when the 10-year yielded closer to 4%. The model's DCF leg discounts the same rents at today's 5% and its peer leg compares against a sector at 16.1x EV/EBITDA, which is why it stops at 12.4x. The Street is paying for the rate regime that ended on 15 September 2026; the model prices the one in place now.

What moves $63.49: a 10-year under 4.5%, $538 million of equity sold at $70.68, and Q4 rent abatements

The upside path runs through bonds, not the properties. If the 10-year returns toward its 12-month average of 4.45%, the two-point yield spread comes back and the Street's 14x multiple becomes defensible. The second route is deal pricing: the company holds $538 million of equity pre-sold under forward agreements for 7,612,418 shares at about $70.68 each, 11% above today's price, after selling shares at $72.00 on 17 February 2026 and $74.32 in the second quarter. With $2.6 billion of liquidity, properties bought at repriced yields in 2027 would be funded with equity raised above the market.

The downside path is the mirror image: the 10-year holds above 5%, fourth-quarter AFFO absorbs the one-time rent abatements guidance flagged for releasing activity, and the Hellweg re-tenanting of nine stores covering 64% of that tenant's rent only starts paying between late 2026 and mid-2027. Dilution continues meanwhile: 230.1 million shares outstanding against 219.1 million at 31 December 2025, up 5%.

Three numbers to watch:

  • Fourth-quarter AFFO of at least $1.29 per share is needed to hit the $5.26 midpoint, after $3.97 in the nine months to September 2026.
  • 2027 guidance on 9 February 2027, measured against 5.8% growth in 2026 and the $3.80 dividend that absorbs 72% of AFFO.
  • Price levels: $62.24 (52-week low), $65.05 (fair value), $70.91 (200-day average).

HIGHEST WALL STREET TARGET

  • 02AFFO rose 6.4% to $1.33 per share and 2026 guidance was raised a second time to $5.23-5.29, with revenue of $468.3 million beating the $457.6 million estimate.
  • 03The company has $538 million of equity pre-sold at about $70.68 per share and $2.6 billion of liquidity to fund 2027 deals bought at repriced yields.

BOTTOM OF THE FPI FAIR VALUE BAND

  • 01The 10-year Treasury hit 5.00% on 15 September 2026 and sat at 4.995% on 27 October, leaving the 6.0% dividend just one point ahead of a risk-free bond.
  • 02Third-quarter deal volume collapsed 74% to $181.9 million from $706.5 million, while refinancing at 5.20% pushed quarterly interest expense to $80.4 million.
  • 03At 16.8x EV/EBITDA the stock is dearer than the 16.1x diversified REIT median and Realty Income's 12.7x, with ROIC of 3.4% below the 3.7% industry median.

FPI FAIR VALUE $65.05 · FPI fair value of $65.05 sits near the bottom of the $52.04-$88.00 range because the model discounts the same rents at today's 5% risk-free yield, stopping at 12.4x AFFO versus the Street's 14.4x.

FPI fair value blends a discounted cash flow model (50%), relative valuation against sector peers (30%) and analyst consensus (20%), updated daily. How the model works →
