VICI PROPERTIES · VICI · OCT 30, 2026 · AFTER RESULTS OF OCT 28, 2026

Who is right about VICI: the $2 billion buyback or the $458 million loss reserve?

The board found nothing better to buy than its own shares at a 10% cash yield. The same filing set aside $458 million against the tenant paying 38% of the rent. The market backed the buyback; the model backs the reserve.

THE REPORT IN 3 POINTS

  • 01VICI booked a $458 million credit-loss charge, about $313 million tied to Caesars, which pays 38% of its rent.
  • 02The board authorized a $2.0 billion buyback on 27 October 2026, equal to 7.4% of market cap, at a 10.1% AFFO yield.
  • 03FPI fair value is $17.28 versus a $24.50 price, 29.5% above, while the Street median target sits at $29.00.

A 57% earnings miss, a 4.3% rally and $458 million of losses nobody has paid

VICI Properties ($VICI) reported the quarter to September 2026 on 28 October. Revenue rose 5.8% to $1.065 billion and AFFO - adjusted funds from operations, the cash a landlord actually keeps after stripping out accounting items - rose 4.3% to $0.62 per share. GAAP earnings came in at $0.31 per share against a $0.72 estimate, a 57% miss. The stock rose 4.3% the next day.

The gap between the two numbers is a single line: a $458.0 million non-cash charge to the allowance for credit losses, against a $20.2 million release in the quarter to September 2025. About $313 million of it relates to Caesars Entertainment, the tenant paying 38% of VICI's rent, which Moody's cut to B2 on 28 September 2026. The total allowance now stands at $2.36 billion, up from $1.77 billion at 31 December 2025 - roughly 8% of the $29.0 billion book equity set aside against rent that has so far always arrived.

The same release raised 2026 AFFO guidance to $2.47-2.48 per share from $2.45-2.47. On the GAAP line this was the fifth miss in eight quarters; on the cash line it was a beat and a raise. Two verdicts on the same tenant, in the same filing.

$2 billion at a 10% yield: the buyback maths and who pays for it

On 27 October 2026 the board authorized a repurchase program of up to $2.0 billion, expiring 30 September 2029, with no obligation to buy a single share. The sum equals 7.4% of the $26.98 billion market cap. At $24.50 the stock trades at 9.9 times the guidance midpoint of $2.475, an AFFO yield of 10.1%. That beats the 5.42% VICI pays on the $1.75 billion of notes issued on 14 August 2026, so its own shares are the highest-returning property it can buy.

It is also a reversal. Shares outstanding grew from 1,056.4 million on 1 January 2025 to 1,101.1 million on 30 September 2026, 24.3 million of them issued for the Golden Entertainment deal in 2026. A company that printed 4.2% more stock in 21 months is now describing itself as a buyer.

The money is the constraint. Guided AFFO of about $2.7 billion minus roughly $2.0 billion of dividends at the $1.84 annualised rate leaves about $0.7 billion a year, and the bulk of that is already committed to loan fundings. Net debt of $16.9 billion is 4.8 times annualised adjusted EBITDA of $3.52 billion; moving to the top of the stated 5.0-5.5x target would free roughly $2.4 billion of borrowing room, enough for the whole program - but only by borrowing at 5.4-5.75% to retire a 10.1% yield while the largest tenant carries a B2 rating.

Fair value $17.28: cheaper than every peer, still 29.5% overvalued

The FPI fair value is $17.28, and at $24.50 the stock sits 29.5% above it. The peer leg of the model cannot be what drags the number down: VICI trades at 11.5x earnings against a 14.1x industry median, 10.1x EV/EBITDA against 16.0x, a 10.03% free cash flow yield against 6.56%, and 0.9x a book value of about $26.35 per share. On every multiple it is the cheap one in the group.

The weight sits in the cash-flow half. A DCF discounts future rent at a rate that reflects the risk of that rent, and this quarter raised both the cost and the risk. The $17.2 billion of debt is rolling from 4.25-4.50% coupons to 5.40-5.75%; the August 2026 refinancing alone adds about $19 million a year of interest. 38% of rent comes from a tenant rated B2 that agreed on 28 May 2026 to a $17.6 billion buyout by Fertitta Entertainment with $11.9 billion of debt assumed, and that reported a $123 million net loss on $11.7 billion of debt for the quarter to September 2026. The market has already derated the stock from 15.2x EV/EBITDA at the end of 2021 to 10.1x; a 7.39% dividend yield is the price investors now demand to carry that tenant. How REITs are valued explains why AFFO and a DCF can disagree this widely.

Over the 120 days to October 30, 2026 the share price went from $27.18 to $24.48 (−10.0%) and the FPI fair value from $24.30 to $17.28 (−28.9%). The gap moved from 10.6% above fair value to 29.4% above.

Street vs model: $24 to $32 against $17.28

Wall Street counts 21 buy, 7 hold, 0 sell. The median target is $29.00, the mean $28.40, the low $24.00 (Wells Fargo, 19 October 2026) and the high $32.00 (Truist, 20 October 2026). Stifel posted $30.75 on 29 October, the day after the charge, and Barclays $28.00 on 20 October. The four targets of the last month average $28.69 against $28.65 for the twelve of the last quarter, so the $458 million barely moved the Street.

The median sits 68% above the FPI fair value; even the lowest target is 39% above it. The likely reason is the yardstick. The Street prices VICI on an AFFO multiple - 9.9x at $24.50, 11.7x at $29 - and treats the allowance as paper, because no rent has been missed. A cash-flow model has to carry the tenant's credit and the refinancing cost through a Caesars lease that runs to 2055.

Three numbers to watch: $26.98, 5.5x and 24 February 2027

For the stock to move toward the Street's $29, three things need to happen: shares actually repurchased while net leverage stays under 5.5x, the Caesars takeover closing with the $740.5 million regional master lease untouched, and 2027 AFFO guidance above $2.55 per share. For it to move toward $17.28: another allowance increase against Caesars, leverage above 5.5x to fund the buyback, or any renegotiation of the regional rent.

The signals are concrete:

  • $26.98, the 200-day average, 10% above the price; the 50-day sits at $24.20 and the 52-week low at $22.43, 8% below.
  • 5.5x net leverage - above it, the buyback is being paid for with debt.
  • 24 February 2027, the expected fourth-quarter report, with an EPS estimate of $0.73 - no further charge is priced in, and the first disclosure of shares actually bought back will tell which verdict management itself believes.

BULL CASE$32.00+31%

HIGHEST WALL STREET TARGET

  • 01Buying back shares at a 10.1% AFFO yield funded below the 5.42% August 2026 note coupon would retire stock worth 7.4% of the $26.98 billion market cap.
  • 02The Caesars takeover by Fertitta closing with the $740.5 million regional master lease untouched would prove the $458 million charge was paper, not missed rent.
  • 03Rerating toward Truist's $32.00 target needs 2027 AFFO guidance above $2.55 per share after the 2026 raise to $2.47-2.48.
BEAR CASE$13.82−44%

BOTTOM OF THE FPI FAIR VALUE BAND

  • 01The allowance for credit losses has climbed to $2.36 billion from $1.77 billion at 31 December 2025, and another Caesars increase would deepen the DCF discount.
  • 02Rolling $17.2 billion of debt from 4.25-4.50% coupons to 5.40-5.75% adds cost, with the August 2026 refinancing alone worth about $19 million a year.
  • 03Net leverage of 4.8x moving past the 5.5x target to fund repurchases would mean borrowing to buy stock while 38% of rent comes from a B2-rated tenant.

FPI FAIR VALUE $17.28 · FPI fair value of $17.28 sits near the bear anchor of $13.82 and far below the $32.00 high target, because the DCF carries the B2 Caesars credit and 5.40-5.75% refinancing cost the Street treats as paper.
